Continuing from last post, if anyone wants to see the process of getting 14-18% in real time so you can do it yourself, pls email me! 

So, long term followers know that legal lending can yield an actual return rate of 10% (new followers feel free to email us so we can send you the info) , so for me, it’s not worth it to put money at 0% interest in liens that may not yield returns because the opportunity cost for my fund is easily 10%. That’s why I chose the second path, which is to find counties where liens with small face values and high property values can still be won at 14%-18% interest range. I bid at high interest rates, and in the end, I’ll just wait for the homeowner to redeem and take profit that way. Of course, if it does go to deed/title auction, I’d be even happier!

Here comes the kicker: guess how many counties, out of over 3,000, met all the above conditions after I’m done my research?

This is why I said in the previous post that if you’re interested, just email me and copy my homework; otherwise, you’ll have to spend a year like me to dig out which two counties are still worth your time 😂 This is also why I said previously that the lucky ones are probably not you or me – the competition is already so fierce 😂 This is also why I said before that those paying courses that constantly boasted big profit cases are real, but probably won’t happen to you and me. In a market like this, the only ones I know who can make such claim are full-time wholesalers who regularly send out mail campaigns, flyers, paid advertising and even setting up call centers to cold call hundreds or thousands of people every day to find discounted properties.

Alright, once I looked at the past auction records and narrowed it down to two counties, it was pretty straightforward. Check out the lien auction dates, then register online, wait for the auctions to start, filter out unwanted lien items based on a series of conditions (such as property type, lien year, face value, property price, etc.), then check out the lien certificate one by one, such as map, past payment records, photos, appraisal information, etc. then, put in your bid at 14-18%! Once the auction ends, you’ll receive notifications of how many you’ve won, then settle the balance, get the certificate, and wait for the homeowner to redeem with interest.
